Freddie has for many years experienced first-hand the issues involved in buying and selling Costa Rican real estate. From Cuervito to Punta Banco, Freddie's completed construction and development projects dot the landscape around Pavones. He has learned what is needed to buy and sell Costa Rican real estate through the School of Hard Knocks. He moved to Jaco in 1993 where he first purchased land and started his first small development. In 1995 he moved from Jaco to Pavones and started purchasing and selling properties. He then began to help others do the same. He helped the Mariott family open the Los Suenos Resort near Jaco Beach in 2000 and worked with them until the completion of his contract in 2002. Freddie was part of a real estate company which started in Pavones in 2004 through 2006. After successfully selling millions of dollars worth of real estate, he then decided to start his own development company in Pavones. He decided in 2007 to return to real estate sales because of the growing demand in real estate in the Pavones area. Over the past years he has been studying beach concession laws and works along with a beach concession specialist. He has developed and co-developed many projects from Golfito to Pavones. He enjoys meeting new people and helping them find the property that fulfills their dreams.
Freddie married a native Costa Rican in 1997. He and his wife, Karin, have a beautiful daughter,Coral, born in 2001. They have enjoyed living in Pavones.
Titled Property
All property above the 200 meter zone can be titled. Some properties for sale are already titled to the current owner, so transfer of title will be very simple. Other properties may have partial paperwork completed for transfer of title, so I can find the necessary professionals to assist in completing that process. Many of the properties further from the beach are in the country, without title. We will not deceive you...this process can take quite long. However, the Juzgado Agrario is improving their response time to property owners' needs for secure title. There is a legal process which has been established, and the legal professionals in this area have become quite proficient in expediting the title process.
Concession
With concession property, the government owns the land, and one acquires the lease from the government to conduct the businesses they have determined (on the Plano Regulador) would be the highest and best use for that concession area. Those who have the concession from the government are not selling the land, but selling the right to use the property in a way the government intends.
